One home or a growing portfolio: the documents, equipment, tenants and work stay with the property they belong to. Here’s what that means on an ordinary day.
Useful from the first room.
Add your property and its rooms, including places outside such as the garden or meter cupboard. Start with the details that save you a search: the stop tap, the boiler, a manual or your usual plumber.
On a supported LiDAR-equipped iPhone or iPad, scanning helps capture the room layout. You can also add rooms manually and use photos. The visual gives you a familiar way to browse; your documents, repairs and other records work without a scan.
Add “Willow House”, a kitchen and a photo showing where the water stop tap is. You already have something useful to share. Add the rest when you need it.
You don’t have to catalogue the entire house in one sitting. Add another property when you’re ready, with its own people and paperwork.
From purchase papers to the latest receipt.
Keep property documents together: paperwork from buying the home, insurance documents, warranties, invoices and the records you need during a tenancy. Link a manual or service document to the relevant equipment.
Check important dates and set the reminders you want. Decide which documents are private to you and which are useful for your invited tenant. When a professional needs a document, open it and share a copy.
Find the boiler record, open its manual and share the relevant file. Keep its location, previous service and saved contact details handy for the conversation.
You choose what to share and who receives it. Sharing a copy does not give someone access to the rest of your property records.
The next service starts with the last one.
Keep the date, engineer, work note and receipt with the boiler or other equipment. Save its next service date and choose when you want a reminder.
- Open the reminder. Return to the equipment and its saved details.
- Look back at the work. See who helped last time, what was recorded and which documents belong with it.
- Get in touch. Use the saved contact to call or write an email, and agree the visit.
- Keep the new chapter. Record the completed work and set the next reminder you need.
If the same fault returns, the earlier history is there to help explain what has already been tried. Service dates and records remain yours to check and maintain.
A repair, seen from both sides.
Your tenant has their own view in the same app, free to use when invited. They can find the home essentials you share and report a problem with a photo and a note.
Alex sends a photo. You open the report beside the room and previous work, find your saved plumber, and ask when Alex can be home. Keep the arrangements and updates in that conversation, then record what was done.
For the tenant, it’s a clear place to report and follow progress. For you, it’s the context to act without reconstructing the job from separate messages. A proposed visit remains a proposal until the arrangements are agreed.
New tenants. A clear starting point.
Keep tenancy dates, recorded rent and deposit details with the property. Build a condition record with original photos and notes, leaving room for the tenant’s own observations.
At move-out, compare the relevant move-in and move-out records. Keep the supporting paperwork and repair history together for your review. These records help organise the conversation; they do not decide fault, repair costs or deposit deductions.
Share meter locations, current supplier information, heating instructions and the home’s useful contacts. Prepare their own records and sharing permissions, while keeping the previous tenancy’s personal information separate.
The app keeps rent and deposit information as records. It does not collect rent, hold a deposit, notify utility suppliers or replace local tenancy processes.
